Working with Charlie Wu
in West Windsor

I have represented buyers and sellers across West Windsor since 2015, from townhouses near the Princeton Junction train station to single-family homes throughout the WW-P school district.

For buyers
Winning in multiple-offer situations
Well-priced West Windsor homes often draw several offers in the first week. I have won them for buyers again and again, including in Canal Pointe, the West Windsor community where I have represented the most buyers.
Offers backed by data
Before you write an offer, I analyze recent comparable sales, pending deals and the competing homes on the market, so you know what the home is really worth and how strong your offer needs to be to win without overpaying.
Access before the market
Through my private network, my buyers hear about off-market and coming-soon homes before they show up on public search sites.
For sellers
Prepared before it goes live
Most of my listings are painted and professionally staged before the first showing, and marketed with professional photography, so buyers see the home at its best from day one.
Pricing backed by data
I track every listing and sale across the Greater Princeton market and build each price from a detailed analysis of recent comparable sales, pending deals and the homes you are competing against right now.
Built to draw competing offers
When interest is strong, I set a clear offer deadline so every buyer competes at once.

“Charlie is extremely knowledgeable about the Princeton and West Windsor market and works tirelessly to secure the best deal. He pays attention to every detail, making the entire transaction smooth and stress-free. I couldn't have been happier working with him.”

Market Pulse

West Windsor market
right now

West Windsor's single-family market remains one of the most competitive in the Greater Princeton corridor. The trailing-12-month median sale price is approximately $1,144,290 as of October 2026, with the latest month still preliminary, on 122 closed Detached sales. Homes are clearing at 101.5% of list with a median 12 days on market, among the fastest in the corridor. The two structural drivers, top-ranked WW-Plainsboro schools and direct Northeast Corridor rail service at Princeton Junction, continue to drive demand from NYC and Manhattan-based buyers. Well-priced houses in the Brookshyre, Heatherfield, Southfield Meadows, and Windsor Ridge tiers see multiple offers and short market times. Above $1.6M, custom and estate properties trade more selectively and require more careful preparation. For sellers, a clean pre-list inspection and tight pricing remain the highest-leverage moves. For buyers, pre-approval and a willingness to act decisively are not optional in this submarket. The newer train-walkable townhome product, including the Enclave and Link at W Squared, offers a lower-maintenance, walk-to-station alternative to the resale single-family stock for buyers who want proximity to Princeton Junction.

How we measure this
  • Source: BrightMLS closed sales, compiled by The Wu Team.
  • Detached single-family homes only; townhouses, condos, and age-restricted (55+) communities are not included.
  • Trailing 12 months through October 2026; the latest month is preliminary and can shift as late closings are recorded.
  • 1-year change compares the median for the 12 months through October 2026 with the 12 months through October 2025, two back-to-back periods that do not overlap.
  • The number of sales is shown under each town. Towns with fewer sales, roughly under 100 a year, swing more from year to year, so read their 1-year change as a direction rather than a precise figure.
  • Median, not average, so a few very expensive sales do not skew the figure.
  • Days to contract runs from list date to accepted contract. Sale-to-list is the sale price as a share of the original list price, so price cuts count against it.
  • Private and off-MLS sales are not captured.
  • Towns follow BrightMLS town and school-district boundaries, not mailing addresses; a Princeton address can sit in a neighboring township.

who knows West Windsor

West Windsor is a market where preparation and local knowledge make a real difference. Bidding situations happen fast, school-district boundary questions come up regularly, and the range between a townhome near Princeton Junction and a single-family home in Windsor Ridge or Heatherfield is wide enough that you need an agent who has sold across all of it.

Charlie Wu of The Wu Team has been representing buyers and sellers in West Windsor and the greater WW-Plainsboro district since 2015. In 2025, The Wu Team closed 107 transactions totaling $62M across Greater Princeton. For buyers, that means a clear read on which neighborhoods are trading above ask and which are not, and guidance on when to act decisively versus when to wait. For sellers, it means a pricing strategy grounded in the specific street and product type, not just the town-wide median. New construction options at Meridian Walk at Princeton (West Windsor, Toll Brothers) and Townes at West Windsor (Lennar) are also part of the local picture and worth comparing before making a decision.
