For Expired and Withdrawn Listings

Your home didn't sell.
That doesn't mean it can't.

Two homes came to me after a first listing ended without a sale. Both sold. Here is what changed.

7 Camas Ct, Plainsboro NJSold

Plainsboro · Crossings at Grovers Mill
5 BD, 3.5 BA, in-ground pool
Challenge
The earlier listing started at $1,575,999 and was reduced to $1,499,500. After 183 days it expired, and the offers it drew were low.
What I did
I took over the listing, painted the house, staged it, and made a few strategic minor repairs. I priced it at $1,450,000 and gave it its own property website.
Result
Multiple offers within one week, in a more challenging market than the year before. It closed at $1,510,000, 104.1% of the list price.

Montgomery Hills · Montgomery Township schools
2 BD, 2.5 BA townhome (Princeton mailing address)
Challenge
The first listing asked $649,000, above where the market was. After 57 days it ended without a sale.
What I did
I took over the listing, staged it, priced it at $627,000 to match the market, and marketed it on social media as I do with all my listings.
Result
A buyer in 41 days. It closed at $623,000, 99.4% of the list price.
Market context
Townhomes were a hard sell this summer. When I listed, 4 other townhomes in Montgomery Hills were on the market. As of October 2026, none of them has sold: one expired, two were canceled, and one is still active after more than 100 days.

What I Look At First

Three things
I check on every relist

Price

Whether the ask matches what similar homes actually sold for, not what the first listing hoped for.

Preparation

Staging, paint and a few strategic repairs, where they pay off.

Exposure

A dedicated property website and social media marketing for every listing.
