Rivers Edge is a detached single-family neighborhood in Montgomery Township, Somerset County, inside the 08502 Belle Mead postal area. It was not built in one release: the earliest homes in the BrightMLS record date to 1986 and the latest to 1997, so the streets do not all read the same age. Every home is four or five bedrooms, most of the recorded sales fall between roughly 3,000 and 3,800 square feet, and Montgomery Township Public Schools serve every address. Every address is served by Montgomery Township Public Schools in Somerset County, which is the reason most buyers shortlist this township in the first place. The specific elementary catchment depends on the street address, so confirm it for the exact home. Because the district is the constant across all of Montgomery, what separates Rivers Edge from the rest of the township is house size, build era and lot rather than schools: the same district serves everything from the entry-level townhome communities to the multi-acre Skillman estates, and Rivers Edge sits in the detached four-to-five-bedroom middle of that range. Princeton is roughly 15 minutes down Route 206 for buyers weighing the two towns against each other.

Market position

June 2023 gives the cleanest read on how this neighborhood prices, because three homes closed within ten days of each other and market timing drops out of the comparison. 107 Ridgeview Drive, 3,596 square feet and built in 1986, closed at $1,105,000. 18 Silverthorn Lane, 3,790 square feet and built in 1997, closed at $1,250,000. 7 Mulberry Court, 4,182 square feet and built in 1996, closed at $1,401,000. Nearly $300,000 separates the top and bottom of that single month, and it tracks size and build year, not the market. The other anchor is 18 Silverthorn Lane itself, the one house in the record to sell twice: $825,000 in June 2020 and $1,250,000 in June 2023, the same 3,790-square-foot four-bedroom. That is one house rather than a neighborhood index, but it is the cleanest before-and-after available here. Across the full record the two eras are distinct.
