Hallmark Homes, a Central New Jersey builder in business since 1957, marketed Country Club Estates in two groups: the Bridle Collection of patio homes and the Polo Collection of estate homes. The horse vocabulary carries into the floor plans, and the Equestrian is the model two homes here are described as. The community no longer appears among Hallmark's selling communities, which is what you would expect of a build that finished around 2021, so anything available now is a resale.

The homes

Our BrightMLS records cover two houses on these streets. Both are detached, on public water and public sewer, heated with natural gas, with a two-car garage and a basement. 30 Windsor Road is a five-bedroom, three-bath center hall colonial of 2,268 square feet above grade, built in 2020, with a finished basement, and its listing described a premium lot backing to open space. 18 Surrey Lane, built in 2021, is the larger of the two at 4,410 square feet above grade with six bedrooms and five and a half baths, and its listing calls it the Equestrian model. That house documents a first-floor bedroom with an attached full bath, a butler's pantry, Tesla solar panels with a Powerwall, and a full basement with two sump pumps and two backups. Two records is a thin sample, so read them as two specific houses rather than as a description of every home on these streets. On the association fee, the active listing reports $66 a month and the 2023 record reports nothing at all, which means not stated rather than confirmed absent.

Streets and setting

The addresses in our own records sit on Windsor Road and Surrey Lane. A third street, Scarborough Road, is filed under this subdivision name on an outside listing feed but does not appear in our BrightMLS records, so treat the boundary there as something to ask about rather than assume. The mailing address is Belle Mead, which is the postal name for the 08502 ZIP, while the municipality that sets the taxes, the zoning and the school assignment is Montgomery Township in Somerset County. Both names are correct and paperwork on a house here will use them interchangeably. Public sewer on both of our records is worth noting, because Montgomery has septic streets as well as sewered ones, so it is a thing to confirm rather than assume on a specific house.

Schools

Country Club Estates is in the Montgomery Township School District, whose offices are in Skillman. The structure is simpler than in some neighboring towns, because the district runs one school per grade band rather than two parallel tracks, so there is no street-by-street assignment puzzle to solve before writing an offer. Children go to Orchard Hill Elementary School for preschool through grade 2, Village Elementary School for grades 3 and 4, Montgomery Lower Middle School for grades 5 and 6, Montgomery Upper Middle School for grades 7 and 8, and Montgomery High School for grades 9 through 12. One home is on the market now, 18 Surrey Lane at $1,599,999, and it is nearly twice the square footage of the house that sold. Other homes on these streets have changed hands, but they were listed on another MLS that our BrightMLS feed does not carry, and this page carries only what BrightMLS gives us, so those sales do not appear in the table below. For context, detached homes across the Montgomery school district closed at a median of $1,025,000 in the 24 months to August 2026, across 205 sales.
