Woodfield Estates

Woodfield Estates sits in the northern, semi-rural corner of Lawrence Township in Mercer County, on a handful of residential streets that branch off Bergen Street between Cold Soil Road and the farmland and county parkland beyond it. The houses are detached and generously sized, most of them four or five bedrooms, and the three that changed hands in the past 24 months closed at a median of $999,999, against roughly $633,400 for a typical detached home across the Lawrence school district. That gap is the short version of the neighborhood: a small, slow-moving, higher-priced pocket inside an otherwise mid-priced township. The Wu Team represented the buyer at 14 Ashwood, which closed at $940,000 in July 2025.

The homes

Detached single-family houses, and the record is more varied than the one-builder, one-era pattern most subdivisions follow. Construction years in our closed sales run 1975, 1987, 1988, 1990, 1992, 1994, 1997 and 1998, so the neighborhood filled in over roughly a quarter century rather than in a single phase. Above-grade sizes across those same records span 1,802 to 5,744 square feet, with a median near 2,491. Bedroom counts skew large: eight of the thirteen recorded sales were four-bedroom homes, four were five-bedroom and one was three-bedroom. Nearly every house had a two-car garage, with one three-car. No homeowners association fee appears in any of those records, which fits a neighborhood of individually owned detached lots rather than a managed community. The upper end is concrete: 32 Laurel Wood, a 5,744 square foot five-bedroom center hall colonial from 1988, sold at $1,210,000 in February 2025 with a paver driveway, a three-car garage and a Tesla charger on its own 100 amp circuit.

Setting

The way in is Cold Soil Road to Bergen Street. Brookdale Drive and Laurel Wood Drive branch off Bergen Street, Pheasant Drive and Ashwood Court run off Brookdale Drive, and West Laurel Wood Drive is a short spur at the western end of Laurel Wood Drive. Ashwood Court ends in a cul-de-sac, and the house The Wu Team's buyer purchased there backs onto a preserved stretch of woodland, a feature more than one listing on these streets has cited. This is the rural side of Lawrence Township rather than the Route 1 side: the Pole Farm District of Mercer Meadows County Park, a former Bell Laboratories antenna field now given over to meadow and trail, fronts Cold Soil Road less than two miles away, and Village Park, the township's municipal recreation park, is about the same distance. No public source publishes the subdivision boundary, so this page names the streets the sales record confirms instead of claiming a home count. For scale only: address points on those five streets number roughly 70, which counts addresses on the streets rather than certifying which of them belong to Woodfield Estates.

Schools

Every home here is served by Lawrence Township Public Schools. The district runs four elementary schools, Ben Franklin, Eldridge Park, Lawrenceville and Slackwood, followed by Lawrence Intermediate School, Lawrence Middle School and Lawrence High School. Lawrenceville Elementary School is the closest of the four, roughly a mile and a half from the neighborhood. Assignments are set by the district by address and grade level, so confirm the current zoning for a specific house before you write an offer. Private options sit close by as well: The Lawrenceville School, an independent boarding and day school, and Princeton Junior School are both within a short drive.

Market position

Three homes closed in Woodfield Estates in the past 24 months, a thin sample by any standard, and all three cleared their original asking price. 32 Laurel Wood sold at $1,210,000 in February 2025, 110 percent of original list, after 17 days. 14 Ashwood sold at $940,000 in July 2025, 105 percent of original list, after 13 days, with The Wu Team representing the buyer. 18 Brookdale Drive sold at $999,999 in August 2025, at exactly 100 percent of list after 46 days, and it is the one worth pausing on: a brand new house finished in 2025, with a 7.5 foot kitchen island, nine foot ceilings and a first-floor bedroom and full bath, dropped into a neighborhood otherwise built between 1975 and 1998. When an established 1980s and 1990s street starts absorbing new custom construction at the top of its own range, it usually means the land and the location are carrying enough value to justify building rather than buying. The $999,999 median across those three sales runs about 1.58 times the roughly $633,400 median for a detached home in the Lawrence district over the same window, which puts what sold here squarely in the township's luxury tier. With only three data points that describes the sales, not a fixed value for every house on these streets, and the longer record makes the point: closings going back to 2019 start at $460,000, and the neighborhood typically produces only a few sales a year.
