Colonial Lakes is one of the older residential pockets in Lawrence Township, Mercer County. The MLS record covers 141 homes, 134 of them detached and 7 twins, with build years spanning 1915 to 1986 and the bulk landing between 1925 and 1971. There is no homeowners association here and no association fee recorded on any of the 141 listings. The neighborhood wraps around Colonial Lake, a 25-acre lake created by an earthen dam across the Shabakunk Creek in 1924, now the centerpiece of Colonial Lake Park, a Lawrence Township municipal park. Thirty homes closed here over the last two years at a median of $465,000 and a median of 13 days on market, which makes this one of the more affordable ways to buy a detached house inside the Lawrence school district.

The homes

The stock is old and it is small, and both of those facts drive pricing here. Above-grade living space runs 840 to 2,647 square feet with a median of 1,496, so a typical Colonial Lakes house is a compact one. Bedroom counts split 77 three-bedroom homes, 46 four-bedroom, 13 two-bedroom, and 5 five-bedroom. The build years arrive in distinct waves: 21 homes from 1950, 15 from 1967, 12 from 1952, and 11 each from 1930 and 1940. In practice a buyer is choosing between prewar houses on the older streets and the postwar ranches and split-levels on the streets built out in the 1950s and 1960s, and the two live very differently. Condition carries more weight here than it does in a tract community where every house came out of the same builder catalogue. 133 Villanova Drive makes the point better than any general statement: it sold in March 2026 for $370,000 as a two-bedroom cottage, then again in August 2026 for $640,000 as a fully renovated three-bedroom, three-bath ranch, five months apart. Streets and setting

Two naming themes run through the neighborhood. The larger one is colonial and patriot: Bunker Hill Avenue, Mayflower Avenue, Puritan Avenue, Pilgrim Avenue, President Avenue, Polk Avenue, Putnam Avenue, Trumbull Avenue, Valley Forge Avenue, Nathan Hale, Winchester Avenue, Smithfield Avenue, Gainsboro Road, Villanova Drive, Glenview Drive, Lakedale Drive, and Colonial Lake Drive. The second theme is Great Lakes and water: Huron Way, Ontario Way, Winnipeg Lane, and Hopatcong Drive. Brunswick Avenue and Lawrence Road run along the edges. Colonial Lake Park anchors the whole thing, and it is worth being precise about what it is. It is a Lawrence Township municipal park, carried on the township's own parks map at its own address, 100 Bridge Drive, with hours set by the township. The three tennis courts, the pickleball courts, the jogging and walking path, the playground, and the fishing on a lake the state stocks each spring ahead of the season are all public township facilities. They are not community amenities owned by the neighborhood, and no association funds them, because there is no association. Residents get the park as Lawrence Township residents, not as dues-paying homeowners.

Schools and the 08648 address quirk

Every home here is in the Lawrence Township school district, and that is what the MLS record shows on all 141 listings. The mailing addresses are messier than the municipal reality. The zip code is 08648 across the whole neighborhood, but the city field varies by listing: Lawrence on 71 records, Lawrence Township on 50, Lawrence Twp on 3, and Trenton on 17. The 08648 zip is a Trenton-designated postal zip that also covers Lawrence Township, so 17 homes in this neighborhood carry a Trenton mailing address while sitting on the same streets, in the same municipality, with the same school assignment as their Lawrence-labeled neighbors. Colonial Lakes is not in Trenton. It is in Lawrence Township, Mercer County, and the school assignment follows the municipality, not the postmark. This cuts in two directions. Buyers who filter by mailing city miss listings here entirely, and buyers who see a Trenton address assume a school assignment that does not apply. Sellers on the Trenton-labeled streets should expect to correct the record with every buyer who asks.

Market position

Thirty homes closed in Colonial Lakes over the last two years, at a median of $465,000 and a median of $307 per square foot, across a full range of $212,500 to $658,500. The bottom of that range needs an explanation rather than a footnote. 752 and 754 Puritan Avenue both closed on the same day in January 2026, at $215,000 and $212,500, as a two-property package the seller marketed together. Both were tenant-occupied on month-to-month leases and both sold as is, where is. That is an investor transaction, not a market comp, and it is not deed-restricted or subsidized housing. Read the range without those two and the picture is a neighborhood where ordinary three-bedroom houses trade in the $400,000s and larger or renovated homes reach the $625,000 to $658,500 range, where four of the last two years of sales landed. The market position is the honest headline. Over the same 24 months the median detached sale across the Lawrence Township district was $635,500. Colonial Lakes at $465,000 is about 0.73 times that, an entry-level detached pocket inside a district where detached houses are otherwise expensive. You get a house on its own lot, in Lawrence schools, with no association fee, for well under what a typical Lawrence detached home costs. Homes also move quickly, at a median of 13 days on market, and sales closed at an average of 99.9 percent of the original list price, so pricing here is efficient rather than soft. The spread on that ratio runs 72.7 percent to 118.9 percent, which is wide, and that is what happens when condition varies as much as it does in housing stock this old. Pricing a Colonial Lakes house is a condition question first and a comp question second.
